Model agreements say what a town should ask a data center for. This is what signed deals delivered, clause by clause, with a receipt for every term.

Why the name: Mark Cuban has said a lot of data centers will end up as pickleball courts if efficiency gains keep coming. The terms that matter are the ones written for that day.
